  1. Zoned CY-2 note: (CY1 =24ft height on and is on River)  Our side of Yampa Street is CY-2 = 38 ft max if residential on top floor.   After January 1, 2018 a Hotel would be allowed. 
  2. FAR = Floor area Ratio:   Hotel with Condos = 2 ratios.   14,000 sq ft =1.5 or 21,000 sq ft with out residence.   Above 28 ft height has to be set back 15 feet.  10 ft back from front – 0 set backs from side.   Note: Developer can decide which street is the front.
  3. Third floor sets back 25 feet from line.   28,.000 sq ft-parking depends on use.      Hotel=1 space per unit;    (a 2 car garage = 20×24 or 500 sq ft m/l).    Multi family based on less than 2000 sq ft = 1.5 spaces.  Over 2000 sq ft = 2 spaces:  3000 sq ft = 2.5 spaces.

A little bit of history….The house, which Cookie Lockhart moved into when she was 3 years old, was a lumbermill in the 1800s and the base the Lockhart family used for their horse business that took visitors on rides to Emerald Mountain and Fish Creek Falls.  It later was the antique shop with Old West collectibles.
