REAL ESTATE AUCTION

Estate of Peek-Wheeler

Steamboat Springs, CO

111 Acres in 2 Parcels – 2 Bldg. Sites Only (NO LIVABLE STRUCTURE)

(71 Acres – 40 Acres)

39764 RCR 44 – (Lower Elk River)

Wed OCT 28 – 11AM – On Site

Property is just shy of 9 miles West of Steamboat Springs, rich in recreation, natural mineral springs, mining & close proximity to Yampa Valley Regional Airport, mountain climbing, numerous lakes and the famous Mt. Werner Ski Area.

It is RARE to find acreages to build on with spectacular views of cattle ranches below to Storm Mountain, especially where you get to “NAME THE PRICE.” We will offer the property in two separate parcels, 71 acres or 40 acres as well as one complete parcel of 111 acres. Property has established building site as well as legal access. There is a well and running water in the house but due to it being vacant several years we are selling it as-is, deemed not livable.

Auctioneer’s Note: Buildings on site include the historic Fairplay School House, established 1900,-1951, Teacherage & Loafing Shed where kids riding horseback to school kept their horses.

“Fairplay District 40. Was built in the late 180ss, early 1900s. When Glayds Blake taught there in 1909 it was called Trull and had a teacherage and horse barn. The school closed in 1951 when the district decided to transport students to Steamboat Springs. It was painted red and located across from the Wheeler Ranch.”

Like all rural schoolhouses around the county, Fairplay school provided a community meeting place for neighboring families. Dances, religious meetings and ceremonies, wedding receptions, spelling bees, plays and more were held here.

1914-1930 was the heyday for rural schools, including Fairplay.

These rural schoolhouses are becoming rarer with each passing year, yet there is rich history within each one. Saving them is encouraged and possible!

The Wheeler Family are one of the oldest, most established ranches in NW Colorado, always active in county and town events including bringing horses in ski carnival and pulling kids on skis.

Directions: From Library in Steamboat, head West on Hwy 40 go 8 miles, turn Right or North just this side of Saddle Mountain Ranch, follow road to Right .09 miles to the property on the left.
